Ask The Agent – Buying a Home

This is a very exciting time, lots of information to take in and with all that’s going on we sometimes forget the obvious “representation”. 

The majority of us are experts on houses having lived in them and maybe even bought and sold a couple so we ought to know the process by now shouldn’t we?

Ask yourself the following questions see if you are doing the right thing,

  1. Is contacting the telephone number on the for sale sign the best way to see a home?
  2. Do i know where to look for mold and what check for in a freshly painted water damaged basement?

Well contacting the telephone number on for sale sign will get you a viewing of the home but if you wish to purchase that home you must remember one thing:

A seller’s (Listing Agent) is under contract and works solely for the home owner and is only obliged to provide you with customer service. Don’t be misled they do not work for you 

Contacting a Realtor to assist you in finding a home is relatively cheap it costs nothing. The best thing is you will now have a professional who’s job it is to represent your interest’s at no cost for this representation.

When you look for mold and water damage in a cleaned up property check the corners in the furnace area and under the stairs in the storage spots these areas are not generally repainted as they are hard to reach areas.

Green – Looking for a new roof

Why not green the space above your head. The roof on your home is a great place to green, this can be accomplished with the use of a waterproof membrane and a proper water drainage system. Include the addition of soil and the Green space you create will serve as a solid base for the growth of plants and vegetables.  

What better way to utilize dead space with the creation of food that can be sold locally to  restaurants and or urban dweller’s. Think about it a real urban market that drops the level of carbon in the air and decreases the need for traffic on the roads how ironic…. More on green roofs below.

Green Roof’s have been popular in Europe for years this concept is primarily suited for urban settings. Some green roof benefits will include,  shade and reduced air-conditioning costs. A green roof will act to moderate heat loss and improve air quality for all.

Neighbourhoods – Toronto Greenery all around

Ah! Beautiful Toronto

With the trees in full bloom from June through September our great city is awash in green come October the colours change to hues of yellows browns and reds a magnificent site.

Toronto a city of mature neighbourhoods made up of valley’s and ravines with large tracts of green space planted right in the city core.

To see the change autumn (fall) brings to our city sky-scape take a trek to high park in late September/early October enjoy a fall day on the week-end with a picnic. Or you may want to add some excitement to your day take spend a day at the rouge valley and enjoy the Toronto Zoo. If cost is no issue and you are looking for a great place to eat enjoy an afternoon in the CN Tower remember the restaurant rotates 360 degrees.

Or take a simple bike ride down one of the many trails through Toronto ravines. Toronto somethings never change…….
