Roof Inspection/Replacement

Now that the warmer weather is upon us you may be considering inspecting or replacing your roof. If you are inspecting your roof there are common problem areas to inspect such as where a change in materials occur ie. the roof meeting a chimney or a wall, satellite installation. On a properly installed roof these areas are flashed. Tree Branches that are close or touching the roof surface should be trimmed as the rubbing against the roof can speed up the aging of wearing down asphalt tiling.

Over the winter you may have noticed snow not melting ona certain area of the roof this should be checked as daming may have occurred  were the snow did not fully melt and was added to by a new fall and built up ice may have made its way under your roof and caused damage  if there was a noticeable leak in your ceiling be sure to inspect this area.

Replacing your roof,  There are many different materials on the market today i will comment on the most common and that would be asphalt tiling as well as Wood shakes and shingles. Asphalt tiling is probably the most common roofing out there.

These tiles are composed of asphalt impregnated felt paper coated with an additional layer of asphalt wich is then covered with a layer of granular material these tiles are self sealing by a strip of tar on the back of each tile.  

Asphalt tiling is classified by weight and comes in different types such as 210’s pounds the most common that have a life expectancy of 12-15yrs  there are also 225’s, 230’s and 320’s available.

Shake’s And Shingle tile’s

Shake’s and shingles are usually made from cedar and other types of soft wood, Shake’s are hand split while shingles are machine cut. Wood shakes are usually thicker/uneven coarser surface, the life expectancy of wooden tiling is 30-40 years depending on exposure. 

Tips

  • For proper sealing Asphalt roofs should be replaced in the spring.
  • Get at least 3 quotes and ask for references and about the type of material’s being used
  • Never Inspect your roof alone. Always ensure someone is there and able to assist you.
